Looking at the history of Schmargendorf, and in particular the Kurbäderviertel, it quickly becomes clear in what a special urban context the project at Kissinger Straße 4 is situated. This neighborhood has been shaped for over a hundred years by architecture that is sophisticated, well-proportioned, and closely connected to its established surroundings. From early on, notable architects set the standard with their residential and school buildings, emphasizing clear building volumes, pitched roofs, gables, bay windows, and carefully articulated facades.
At the same time, the development of Schmargendorf shows that, despite numerous upheavals, it has always retained its open, green, and almost village-like character. Kissinger Straße is a particularly good example of this: it thrives on quiet, high-quality residential architecture that has maintained a strong sense of continuity to this day.
In this context, it becomes clear that a project that draws on this tradition—carefully referencing the characteristic local façade elements and integrating sensitively into its surroundings—not only aligns with the history of the area but also continues its architectural narrative. The design respects the architectural language of the neighborhood and helps to preserve and extend the unique character of Kissinger Straße.
A new residential building with 36 high-quality apartments is being developed in Charlottenburg-Wilmersdorf, in close proximity to Elsterplatz.
While the residential building, including the underground parking garage, is being newly constructed, the former workshop building located in the garden will be converted into a communal bicycle garage. The large garden area will be landscaped as a communal green space.
The 75-metre-wide, symmetrically structured façade of the new building responds to this architectural context. The gable and the carefully proportioned bay windows draw inspiration from traditional Charlottenburg residential architecture, reinterpreting familiar elements in a contemporary manner. Loggias articulate the central façade zone, lending the building depth and a refined presence.
A total of 36 apartments will be created on approximately 6,116 m² of floor area, including 20 fully accessible units.
The building will be constructed with a insulated cavity wall system—an approach that conveys durability, craftsmanship, and a commitment to responsible architectural quality.
